Advice before taking the plunge please?

Good evening to all the forumers whose posts I've spent most of the afternoon reading.

Firstly, it would be embarrassing for me to list the amount of times I've had my fingers burnt when buying vehicles (Never buy a Rover 200)

But I have seen a 1984 Bedford CF 250 and I'd like to buy it without regretting it.

I apologise if this is a little image heavy.
The problem is, is that I have only seen the 'van but not started it yet as the bloke selling it was at work.
I've been all over the insides prodding and poking, there is a bit of a squishy spot above the cooker but besides that it seems in very good nick.
I also went all over the outside tapping, knocking, prodding, poking and sticking a magnet to things that are supposed to be magnetic.
Again just about everything seems fine or fine enough given a little attention.
The main problem is not having started the engine and me being more electronically minded than mechanically.
It has 11 months MOT but the Advisory Information lists
01 Windscreen has damage to an area less than 40mm circle outside zone A.
02 Nearside front upper Suspension arm has slight play in a ball joint.
03 Offside front upper Suspension arm has slight play in a ball joint.
04 Wheel trim fitted to nearside rear, offside front and offside rear wheels.
05 Propshaft centre bearing damaged.
06 Fuel tank damaged.
07 Nearside front wheel bearing slightly noisy
08 Offside front wheel bearing slightly noisy.

How bad are these issues?
Also, what do I need to be certain to check?
I noticed in the engine (pictured) there is a hosepipe that goes nowhere, is it supposed to?

I apologise for the lengthy, image heavy post but I would greatly appreciate any and all advice, even more so if it was before tomorrow dinner time when I'm supposed to be buying it.
Cheers

** Edit to add.
There is a switch on top of the gear stick, I have no idea what it's for.
Could someone enlighten me please?

that squishy bit above the cooker and the door will be your biggest problem as it means that the wood has totally turned to rot and will need replacing , but you will need to find out where the water is coming in to cause this first.

as for starting then dont think it should be a problem as it was tested few weeks back, its got electronic ignition which is a big bonus......

((has 11 months MOT but the Advisory Information lists
01 Windscreen has damage to an area less than 40mm circle outside zone A. ( keep an eye out for another windscreen)

02 Nearside front upper Suspension arm has slight play in a ball joint.
03 Offside front upper Suspension arm has slight play in a ball joint.( easy enough to do and supply is good )

04 Wheel trim fitted to nearside rear, offside front and offside rear wheels.(this should not be on there as an advice as its not covered in any section of the MOT.)

05 Propshaft centre bearing damaged.( needs sorting ASAP)

06 Fuel tank damaged. ( need either repairing or replaced ASAP)

07 Nearside front wheel bearing slightly noisy
08 Offside front wheel bearing slightly noisy.( bot need replacing ASAP)

I noticed in the engine (pictured) there is a hosepipe that goes nowhere, is it supposed to?( if you mean the 1 that's above the exhaust then yes and no.there should be a steel cover over the exhaust and a short piece of metal pipe between that and the air filter housing . its to help with cold running in winter if the system is working ok , )

** Edit to add.
There is a switch on top of the gear stick, I have no idea what it's for. ( its an overdrive switch which works on 3rd and 4th gears , check to see if this is working at speeds over 35mph. if not the it can be expensive to repair.....

other wise it looks good
